MECHANICAL SCOPE: Plumbing & HVAC for all suites and CRU’s including allowance for future restaurant. The residential suites utilize ERV’s for energy recovery, and domestic hot water is generated by a combination of a high efficiency electric boiler paired with an air-sourced heat pump. CRU’s utilize HRV’s paired with individual HRV’s.
PROJECT DESCRIPTION: The City of Vancouver’s Rental 100 Secured Market Rental Housing Policy continues to generate new much-needed rental housing proposals. Fraser + 19th will include 104 secured market rental homes within the upper levels, with a unit mix of 35 studio units, 32 one-bedroom units, 26 two-bedroom units, six three-bedroom units, and five three-bedroom townhouse units facing the laneway, which are intended to “animate” the rear of the building and provide different options for larger families.
